Why it is not enough

An automated estimate cannot see your kitchen, your roof, your view, your flood zone, your association fee or the three comparable homes that just listed down the street. It is not an appraisal — only a licensed appraiser produces one of those — and it is not a comparative market analysis.

The comparative market analysis

A CMA is prepared by an agent who has seen the property. It looks at recent sales, current competition and pending activity, adjusted for condition and features. That is the basis for a pricing strategy. Schedule a seller consultation to get one.
