Entry into the MLS with complete, accurate data, syndication to consumer portals, our brokerage listing pages, dedicated property websites where appropriate, social distribution and email to our agent and client network.
Showings and open houses
Scheduled, confirmed and followed up on, with feedback reported back to you.
Offer analysis and negotiation
Price is one term. Deposit, financing type, contingency structure, inspection posture and closing date all matter.
Attorney review and inspection negotiation
We coordinate with your attorney and manage the inspection response.
Appraisal, CO and closing
Appraisal access, municipal certificate of occupancy and smoke certification, final walkthrough and settlement.
Pricing is a strategy, not a wish
A comparative market analysis looks at what has actually sold recently, what is under contract, and what you will be competing against on the day you go live. Overpricing does not leave room to negotiate; it costs you the first weeks of attention, which are the most valuable ones you get.
We cannot promise a specific sale price or a specific time on market, and you should be skeptical of anyone who does.
What we do not do
We do not buy a listing by quoting a price we cannot support. We do not publish photos that misrepresent condition. We do not describe features we have not verified — replacement windows are replacement windows, not new windows, unless they are.
An estimate is not an appraisal
An automated online home estimate is generated from public records and market data. It is not an appraisal, it is not a comparative market analysis, and it does not account for your home's condition, updates, view, layout or what is currently competing against it. Use it as a starting number. A licensed appraiser produces an appraisal; a licensed agent produces a comparative market analysis. We cannot promise a specific sale price or a specific number of days on market.
