Your right to choose
You are free to choose your own attorney, lender, title company, home inspector, insurance provider and any other service provider in your transaction. You are never required to use anyone we suggest, and doing so is not a condition of any service NextHome Shore Success provides.
Who is involved in a New Jersey closing
- Real estate attorney. Both buyer and seller retain their own. Handles attorney review, contract modifications and closing.
- Mortgage lender. Pre-approval, application, underwriting, appraisal and commitment.
- Title company. Title search, title insurance and settlement.
- Home inspector. General inspection plus radon, termite, oil tank sweep, well and septic as applicable.
- Insurance agent. Homeowners and, where applicable, flood.
- Home warranty provider. Optional, sometimes negotiated into the contract.
What we actually do
We coordinate communication. We make sure the attorney has the contract, the lender has the appraisal access, the inspector has the keys, and the title company has the payoff. We chase the item that is holding everything up. That is the value — not ownership of the other companies.
Language we do not use
We do not describe these relationships as 'in-house,' 'under one roof,' 'our mortgage company,' 'our title company' or a 'one-stop shop,' because those descriptions would not be accurate and could mislead you about who you are dealing with and who they work for.

Do I have to use the professionals you suggest?
No. You are free to choose your own attorney, lender, title company, home inspector and insurance provider. Using a provider we suggest is never a condition of any service we offer, and we will work with whoever you choose.
Do you own any of these companies?
No. These are independently owned and operated businesses. They are not owned by, controlled by or corporately affiliated with NextHome Shore Success.
Do you get paid for referrals?
Where any compensated relationship exists, it will be disclosed to you in writing before you engage the provider, as required by law. Absent that written disclosure, assume none exists.
