For sellers
How we market a listing
Photography, accurate data, real distribution, and a dedicated website for the properties that warrant one.
Photography and media
Professional photography on every listing. Drone and video where the property, the lot or the water access justifies it. Buyers decide from a phone screen whether to get in the car; the photos are the showing before the showing.
Complete, accurate MLS data
Room dimensions, systems, ages, taxes, association details, flood zone, utilities. Thin or wrong MLS data costs showings and creates inspection and appraisal problems later. We describe what we can verify, in the words that are actually accurate.
Distribution
- Multiple listing service entry, syndicated to the major consumer portals
- Our brokerage listing results on nexthomeshoresuccess.com
- A dedicated single-property website where the listing warrants it
- Social distribution across our brokerage channels
- Email to our client and agent network
- Agent-to-agent outreach, including reverse prospecting to agents whose buyers match the property
- Print and direct mail where it fits the property and the neighborhood
Showings and feedback
Scheduled and confirmed, with feedback requested and reported to you. Patterns in feedback are data — if six buyers say the same thing, that is the market talking.
Reporting
You get regular updates on activity, showings, feedback and market movement, and a candid recommendation when the strategy needs to change.
What we will not claim
We do not publish sale statistics, market share or performance claims we cannot substantiate, and we do not advertise commission rates. If you want to know how a specific property type has performed recently, ask and we will pull the actual data.
