Fewer promises, more explanation. Here is what you can actually expect.

We tell you what we can verify

If a window is a replacement window, we call it a replacement window, not a new window. If we do not know the age of the roof, we say we do not know and we find out. Accuracy in a listing is not a stylistic preference — misdescription creates real liability for a seller and real problems at inspection.

We give you the unwelcome version

Overpriced is overpriced. A house with a compromised foundation is a house with a compromised foundation. An agent who only agrees with you is not providing a service.

We keep the process visible

Attorney review, inspection response windows, mortgage commitment dates and CO scheduling all have deadlines. You will know what they are and when they are coming, in writing.

We coordinate, we do not control

Attorneys, lenders, title companies and inspectors are independent professionals you choose. Our job is to keep information moving among them so nothing stalls.

We follow fair housing, actively

We do not steer, we do not characterize neighborhoods by the people in them, and we do not answer questions that ask us to. We will give you data — taxes, flood zones, utilities, association rules — and point you to the official sources for everything else.

How we work with our own agents

Direct broker access, real training, transparent commission structures, and no pressure to produce transactions that are not right for the client. An agent who is supported does better work, and the client is the one who benefits.

Long-term relationships

Most people move a handful of times in a lifetime. We would rather be the brokerage you call all of those times than the one that closed one deal quickly.
