Active listings tell you what sellers are asking. Sold listings tell you what buyers actually paid. Pricing a home — or deciding what to offer — is built on the second one, adjusted for condition, location, timing and what is currently competing.
Reading sold data carefully
- A sale from eight months ago may not reflect today's market
- Sale price does not show concessions, repair credits or unusual terms
- Condition varies enormously between homes with identical square footage
- Waterfront, flood zone and utility service can outweigh size entirely
This is exactly what a comparative market analysis is for. An automated estimate is not a substitute, and it is not an appraisal.
