Evaluating a brokerage
Ask about the complete fee structure, not just the split: caps, desk fees, technology fees, transaction fees, franchise fees and errors-and-omissions cost. Ask how many agents the broker of record supervises, what training actually consists of, and what happens when you have a contract question on a Sunday evening. Ask what happens to your pending transactions if you leave.
Transferring your license
Review your current independent-contractor or employment agreement first — notice requirements, pending-transaction treatment, referral obligations and any fees. Then your current broker releases the license and the new broker submits the transfer to the New Jersey Real Estate Commission. Verify current procedure with the Commission; consult your own attorney if the agreement is complex.
Continuing education
New Jersey licensees complete continuing education on a renewal cycle, including required core topics. Track your credits and do not leave them to the final weeks. Requirements are set by the Commission.
