For buyers
The buyer consultation
An hour at the beginning that saves weeks in the middle.
What we cover
- Your timing, and what has to happen before you can close
- Financing: where you are, and who you still need to talk to
- Search criteria — including the ones you have not said out loud yet
- Which towns actually fit the criteria and the budget
- How the search will run, and how fast you will need to move
- Offer strategy in the current market
- Buyer representation, in writing, and how compensation works
- The New Jersey process end to end, so nothing is a surprise
What to bring
A pre-approval letter if you have one, a rough sense of your monthly comfort level, your timing constraints, and questions. If you are buying with someone else, bring them — disagreements about criteria are easier to resolve at a table than in a driveway.
There is no obligation
A consultation is a conversation. If we are not the right fit, we will say so. If you are twelve months out, that is a fine time to talk — it is usually the most useful time.
Not legal or financial advice
This page describes general practice in New Jersey residential real estate. It is not legal, tax, financial, insurance or engineering advice, and practice varies by county, contract and circumstance. Consult a New Jersey attorney, a licensed lender, a licensed home inspector and a tax professional about your own transaction.
