Brick Township

Ocean County's third-largest municipality by population, wrapped around the northern end of Barnegat Bay and split by the Metedeconk River.

Where Brick sits

Brick Township occupies the northeast corner of Ocean County, bordered by the Metedeconk River, Barnegat Bay and the Manasquan River. Route 70 and Route 88 run east–west through the township and the Garden State Parkway crosses it, which is why commuting patterns here reach both north toward Monmouth County and west toward Route 9 and the Turnpike corridor.

Housing

Brick has one of the largest and most varied housing inventories in Ocean County. Broadly, it breaks into a few types: mid-century single-family neighborhoods built through the 1950s to 1970s; lagoon and waterfront properties with bulkheads and docks on the bay side; newer subdivisions inland; townhome and condominium developments; and several sizeable age-restricted communities. Prices span a wide range as a result, and two houses a mile apart can be very different propositions.

Water, flood zones and bulkheads

This is the single most important local due-diligence item in Brick. Waterfront and near-waterfront properties carry flood zone designations that drive insurance cost and can affect financing. Ask for the flood zone, the elevation certificate and the current insurance premium early. On lagoon properties, also ask about the age and condition of the bulkhead, dock and any lift — bulkhead replacement is a significant expense and is not always visible in photos.

Getting around

The Garden State Parkway (exits 88, 89 and 91) is the main north–south route. Route 70 connects west toward Lakewood and the Turnpike. NJ Transit bus service runs along the Route 70 and Route 88 corridors; the nearest rail options are on the North Jersey Coast Line in Monmouth County.

Recreation and everyday life

Windward Beach Park on the Metedeconk hosts township events and a summer concert series. Brick maintains municipal beaches on the barrier island in Normandy Beach. The township has extensive marina and boat-ramp access, and the Barnegat Bay itself is the recreational center of gravity for much of the community. Retail is concentrated along Route 70 and Brick Boulevard.

Buying in Brick

  • Confirm flood zone, elevation and insurance cost before you fall in love with a waterfront home
  • On lagoon properties, inspect the bulkhead and ask for documentation of any replacement
  • Verify whether the property is on public sewer and water or on well and septic
  • Older homes may have had oil heat — a tank sweep is routine here
  • Age-restricted communities have their own documents and rules to review during attorney review

Selling in Brick

  • Bulkhead, dock, lift and any flood mitigation work are selling points — document them
  • Elevation certificates and insurance declarations answer buyer questions before they become objections
  • Buyer pools differ sharply between waterfront, inland and age-restricted segments; pricing has to reflect the right comparable set
  • Book smoke, CO and fire extinguisher certification early
