Where Toms River sits

Toms River Township is the county seat and the largest municipality in Ocean County by population. It spans from the Toms River and Barnegat Bay east to the barrier island at Ortley Beach, and reaches west across Route 9 and the Garden State Parkway toward the Pinelands.

Downtown and the sections

Downtown Toms River, along Main and Washington Streets, holds the county courthouse, county offices, restaurants and a business district. Around it, the township divides into distinct areas: the older neighborhoods near downtown and the river; Silverton and Pleasant Plains toward the bay; North Dover on the Monmouth County side; the barrier island neighborhood of Ortley Beach; and large planned communities including Holiday City and Silver Ridge Park on the western side.

Housing

Because Toms River is so large, its housing stock is genuinely varied — early-20th-century homes near downtown, extensive 1960s–1980s single-family development, waterfront and lagoon properties, newer construction on the west side, condominium and townhome communities, and one of the larger concentrations of age-restricted housing in New Jersey.

Water and post-storm construction

Toms River took significant damage in Superstorm Sandy, particularly in Ortley Beach and the bayfront neighborhoods. Much of that housing has since been elevated or rebuilt to current standards. When buying near the water here, ask specifically: was the home elevated, when, under what permits, and what is the current flood zone and premium? A rebuilt or elevated home can carry materially different insurance costs from its neighbor.

Getting around

The Garden State Parkway (exits 81, 82 and 83) and Route 37 are the primary corridors, with Route 37 carrying traffic east to the barrier island bridges. Route 9 runs north–south on the west side. NJ Transit bus service connects to the Route 9 corridor and points north.

Recreation

Cattus Island County Park, Winding River Park and the Toms River waterfront are the main open spaces, along with municipal beaches at Ortley. The Ocean County Library headquarters is downtown. Boating and bay access are central to how much of the township uses its geography.

Buying in Toms River

• Identify which section of the township you are actually in — they behave like different markets
• For waterfront, ask about elevation, permits, flood zone and current premium
• Age-restricted communities have association documents, fees and eligibility rules to review
• Confirm public sewer and water versus well and septic on the western side

Selling in Toms River

• Document elevation, rebuild permits and any flood mitigation — it directly affects buyer confidence
• Comparable sales must come from your section of the township, not the township average
• Age-restricted listings need accurate association and eligibility information in the MLS
