Howell Township covers roughly 61 square miles in western Monmouth County, bordered by Freehold Township to the north, Wall to the east, Lakewood and Jackson to the south, and Millstone to the west. Route 9 runs through the center, with Interstate 195 and Route 33 providing east–west connections.
Howell's defining characteristic is space. Lots tend to be larger than in the shore boroughs, and the township retains working farms, horse properties and preserved farmland alongside its residential subdivisions. Housing runs from modest older homes and ranches to large newer construction, with several active-adult and townhome communities as well. That spread means Howell serves a broader range of price points than most of its neighbors.
Large portions of Howell are on well and septic rather than public utilities. Properties with acreage may carry farmland assessment, wetlands, deed restrictions or conservation easements. These are not obstacles, but they are things to identify during attorney review rather than discover after closing — particularly if you have plans for an addition, a barn, a pool or a home business.
Route 9 is the main north–south corridor, connecting to Freehold and the Route 18 interchange to the north and Lakewood to the south. Interstate 195 provides direct access west to the New Jersey Turnpike and east toward Belmar. NJ Transit bus service runs the Route 9 corridor toward New York.
Manasquan Reservoir, operated by the Monmouth County Park System, is the township's best-known recreational asset, with a perimeter trail, boat launch and environmental center. Howell also has Echo Lake Park, extensive township athletic facilities, and a significant amount of preserved open space and farmland.
