Wall Township covers a large area of southern Monmouth County, bordered by the Manasquan River to the south and reaching inland from the shore communities. It surrounds several smaller boroughs and contains a number of distinct sections — Allenwood, Glendola, West Belmar, Sea Girt Estates and others — that residents identify with more than they do with "Wall" as a whole.
Wall's inventory ranges from smaller mid-century homes on modest lots near the shore boroughs to large newer construction on acre-plus lots inland. There are equestrian and small-farm properties in the western sections, several townhome and condominium developments, and pockets of custom building. Because the township is so large, price and property type vary more within Wall than between Wall and its neighbors.
Not all of Wall is on public water and sewer. Well and septic are common in the western and more rural sections. This affects inspection scope, timelines and ongoing maintenance, and it is one of the first questions to ask on any Wall listing.
Wall is unusually well connected: the Garden State Parkway (exit 98), Interstate 195, Route 34, Route 35 and Route 138 all run through or meet within the township, and Route 18 begins nearby. The NJ Transit North Jersey Coast Line stops at Belmar and Manasquan just outside the township, and the Monmouth Executive Airport is located in Wall.
Allaire State Park, with the historic Allaire Village and the Pine Creek Railroad, sits on Wall's western edge. The Edgar Felix Memorial Bikeway runs from Allaire toward Manasquan. The township maintains extensive athletic fields, and residents have quick access to the Manasquan River and the Manasquan and Spring Lake beaches.
