Where Manchester and Whiting sit

Manchester Township covers a large area of central Ocean County, west of Toms River and south of Jackson. Whiting is an unincorporated community within Manchester and is used widely enough as a place name that many listings and searches treat it separately. Route 70 and Route 37 are the main corridors, with Route 530 and Route 571 handling local traffic.

The age-restricted market

Manchester contains some of the largest age-restricted communities in New Jersey, including Leisure Village, Leisure Village East and West, Crestwood Village, Renaissance and Pine Ridge among others. Each is its own association with its own fees, rules, amenities, eligibility requirements and reserve position. Two communities a mile apart can have very different monthly costs and very different rules about pets, parking, rentals, guests and exterior modifications.

If you are buying in one of these communities, the association documents are the most important reading you will do. Review them with your attorney during attorney review: budget, reserves, recent and pending special assessments, rules, and the age-eligibility requirements as they apply to everyone who will occupy the home.

Conventional housing

Manchester is not only age-restricted housing. The township also has conventional single-family neighborhoods, wooded lots, and properties along the Route 70 and Route 571 corridors, generally at price points below the eastern shore communities.

Getting around

Route 70 runs east–west toward Brick and Lakehurst; Route 37 connects east to Toms River and the Garden State Parkway. The township is inland, and shore access is a short drive rather than a walk. Ocean Ride county bus service operates in parts of the township.

Open space

Manchester borders Manchester Wildlife Management Area and is near Colliers Mills and the Fort Dix / Joint Base area. Much of the township is wooded Pinelands landscape, and portions fall within the Pinelands Area with the additional land use regulation that implies.

Buying in Manchester or Whiting

  • Read the association documents completely — fees, reserves, assessments, rules and eligibility
  • Ask what the fee covers and what it does not, and about the assessment history
  • Confirm age-eligibility requirements as applied to every intended occupant
  • Many of these homes date to the 1960s–1980s; check heating, roof, windows and electrical
  • Confirm Pinelands status if any construction is contemplated

  • Accurate association data in the MLS — fee, what it includes, and eligibility — prevents wasted showings
  • Have the association documents and resale package ready before you list
  • Comparables must come from your specific community, not the township
