What's happening in Monmouth County towns?

Wall Township had 14 closed sales this week, up from 5 in the same week last year, and 18 new listings. Howell had 26 new listings and 22 closings. In Freehold, the township had 8 new listings and 7 closings, and the borough had 3 new and 1 closed. Sea Girt had 6 active listings and no new listings or closings this week.

What's happening in Ocean County towns?

Toms River led the Ocean County towns I track with 48 new listings and 29 closings. Manchester and Whiting had 44 new listings and 463 active, the most active listings of any town on this list. Brick Township had 38 new listings and 15 closings, down from 25 closings in the same week of 2025. Jackson had 20 new listings and 15 closings. In Point Pleasant, the borough had 5 closings and Point Pleasant Beach had 4 new listings.

How are these numbers counted?

All counts come from Flexmls Quick Search using the residential search template. "Active" is listings in Active status on the morning of the post. "New this week" is listings with a list date in the window, in any status. "Under contract/Pending" is listings still in Pending status with an under-contract date in the window, so homes that went under contract and closed within the same week aren't included. "Closed this week" is listings with a sold date in the window. Each area is the MLS municipality: Point Pleasant Borough and Point Pleasant Beach are separate, Freehold Borough and Freehold Township are separate, and Manchester includes Whiting. MLS numbers can be revised after the fact, and this is not an appraisal of any home.
